What Do Water and Sewer Cost for an Orcutt Home?

What do water and sewer cost for a home in Orcutt?

In Orcutt, water and sewer come from two different places and reach you in two different ways. The sewer district that serves Orcutt, the Laguna County Sanitation District (a sewer district run by Santa Barbara County), bills its charge on the property tax rolls, $1,206.19 a year ($100.52 a month) for a single residential unit in fiscal year 2026-27. Golden State Water lists Orcutt in its Santa Maria Customer Service Area, with an average residential bill of $95.25 a month. Check both before you make an offer.

You have run the numbers on the mortgage and property taxes, and now you are wondering what the utilities add on top. Buyers across San Luis Obispo County and North Santa Barbara County ask this before they write an offer, and in Orcutt and surrounding areas the answer has a surprise in it. Sewer is not a bill in your mailbox. It comes with the property tax bill.

Every figure below comes from the County of Santa Barbara or Golden State Water, checked on October 26, 2026. Rates change, so confirm current numbers with each agency before you rely on them.

How sewer is billed in Orcutt

The Laguna County Sanitation District serves the community of Orcutt and portions of unincorporated southern Santa Maria, according to the County’s page. It is a dependent special district of Santa Barbara County, and the County says it serves approximately 11,700 connections. For fiscal year 2026-27, the County lists these charges under the heading “Sewer Utility Charges (Billed on the Tax Rolls).”

  • Single residential unit. $1,206.19 a year, or $100.52 a month.
  • Condominium or apartment. $977.01 a year, or $81.42 a month.

A County notice filed in March 2026 describes the single family increase as $11.19 a year, about 2.4 percent. Charges are set for each fiscal year, so the number can change when the next one starts on July 1.

The same County page lists a capacity (connection) fee of $11,184 for a single family residential unit in fiscal year 2026-27. That fee applies when a property connects to the system. It also offers a Request for Sewer Can and Will Serve Letter. If a property is not connected and you want it to be, start there and call the County staff at 805-803-8750.

How water is billed in Orcutt

Golden State Water lists Orcutt among the communities in its Santa Maria Customer Service Area. The company’s page shows an average residential bill of $95.25 a month for a 5/8 x 3/4 inch meter using 12 Ccf, which is 8,976 gallons. That is an average for the whole service area and excludes surcharges, so it is not a quote for your address.

The same page describes a proposal in the company’s 2026 General Rate Case. It would raise that average bill to $114.62 in 2028 at the earliest, or $121.38 if the Los Osos and Santa Maria areas are consolidated, and the California Public Utilities Commission decides what is approved.

What to check before you make an offer

Here is the order I walk my buyers through when an Orcutt home gets serious.

  1. Ask for the property tax bill. Look for the sewer line. It tells you the charge the seller pays today, and it moves with the district’s charges.
  2. Add the two monthly numbers. Using the County’s $100.52 sewer figure and Golden State Water’s $95.25 average, the combined picture is about $195.77 a month. That is my addition of two published figures, and the water number is an area average, so use your seller’s actual water bill for the real one.
  3. Confirm the provider by address. Golden State Water is at 1-800-999-4033. For sewer, call the County at 805-803-8750.
  4. Ask whether the home is connected to the sewer. If the listing mentions septic or you are unsure, ask before you write an offer, and ask about the can and will serve letter if a connection is in your plans.
  5. Plan for a higher number later. Water rates are proposed to rise no sooner than 2028, and the sewer charge is set again each fiscal year, so budget a little above today’s numbers.
  6. Ask escrow how the sewer charge is handled. It rides on the tax bill, so ask how the current year’s charge is treated in your transaction.

If you are comparing towns, my post on checking the water and sewer lateral when buying in Santa Maria covers the pipe on the property, and my post on who provides water to a Nipomo home shows how a different part of the Central Coast works. I am a Realtor, not an engineer or an attorney, so confirm anything that affects your offer with the County or the provider.

Orcutt sits just south of Santa Maria. My Santa Maria community page has the live market stats widget. For current numbers on a street or price range, ask me and I will pull them for you.
