CAL FIRE redrew San Luis Obispo County's fire hazard severity zones in 2025, and the County and the City of San Luis Obispo both adopted the new maps. Very High and High zones carry defensible space, construction, and disclosure obligations. The Zone 0 five-foot rule was approved in August 2026 but is not law yet, so no compliance clock has started.

Selling a home inside the City of San Luis Obispo triggers an inspection of your private sewer lateral, and the results have to be disclosed to your buyer before close of escrow. Three exemptions can get you out of it. Today a failed lateral only has to be disclosed, but starting January 1, 2027 the City requires it to be repaired or replaced.
