Selling a home inside the City of San Luis Obispo triggers an inspection of your private sewer lateral, and the results have to be disclosed to your buyer before close of escrow. Three exemptions can get you out of it. Today a failed lateral only has to be disclosed, but starting January 1, 2027 the City requires it to be repaired or replaced.

Five separate retrofit-on-sale programs operate in San Luis Obispo County, each with its own agency and its own numbers. Sellers in the City of San Luis Obispo, the Nipomo Mesa Water Conservation Area, the Los Osos Groundwater Basin, Cambria, and the City of Arroyo Grande are each covered by a different one. Outside those boundaries, confirm with your own city before assuming nothing applies.
